Studio KMA were asked to take over the design and delivery of a previous planning approved office and industrial development set within a 14-acre plot.
The redesign of Titan Business Park was to retain the principles of the planning approved scheme as the development was situated to the North of a wider 120 acre residential development site. Consideration of height, scale, mass alongside vehicle movements and noise were to be considered.
The development was set out to comprise a series of brand-new warehouse and distribution units delivering up to 180,000 sq ft as a whole and to be constructed over a number of Phases.
The plots included a mix of small, medium and large units providing a mixture of offices and industrial units, a proposed petrol filling station, convenience offering and drive-thru facility.
Phase 1, already completed delivered 750 to 13,800 sq ft. with between 5-8 metre eaves height,3-phase power supply/mains electric, dedicated car parking, open plan workspace, signage opportunities to the front elevations, full height sectional loading doors, 15% roof lights ‘Very Good’ BREEAM rating, CCTV, high speed internet connectivity, kitchen and WC facilities, loading and parking area and EV charging points.
