Brief

We were directly commissioned by Oldham Council to masterplan the Mecca Bingo site, the largest single development plot within the town centre.

Challenges + Solutions

The vision for this transformative development was to build an entirely new commercial quarter within the town led by Grade A office accommodation. We wanted to demonstrate our commitment to the community of Oldham town centre by creating a vibrant destination, where new restaurants and bars could serve the business and growing residential neighbourhood.

Our brief was also to incorporate a new-build 30,000 sq. ft. speculative office development, specifically designed for multi-tenant occupancy. An asymmetrical core positioned to generate different, but highly flexible, floor plates were incorporated into the design for flexibility.

The urban design strategy took full advantage of the site’s proximity to public transport links and the development aimed to firmly establish itself as a venue for the whole community through access to a range of on-site and nearby amenities.

New public realm elements provide a vital physical link between the new commercial development, and the education, civic and retail quarters of the town centre and was planned to become one of the most prominent public spaces in Oldham. Landscaped trees and planting are located to reinforce key movement corridors and provide a soft, natural setting for people to meet, relax and enjoy the newly-created environment; something that was missing within the town centre.
